frames the landmark Broadway Mansion rather than overshadowing it; achieves maximal view and light exposure for the apartments

By not covering the entire property the height restrictions can be fullfilled and a new space for public use is created that envigorates street life. With this concept most of the trees that are currently on the pavement can be saved and integrated into the new sidewalk.
An alley of trees between the north opening introduces the pedestrians into the courtyard. The creation of roof terraces generates new space for lawns and trees.

By pushing the ground floor below the street level, new room is created that is underground but still enjoys sunlight. While this keeps the f.a.r. low, it is attractive to the client because it can be sold as commercially used space.

In order to gain more usable room, while also maintaining the slender appearance of the building extrusions are made in varying places. These cantilever arms increase the floor size but don‘t change the main look of the volume.

urban context
One very important aspect of the design is the way it focuses the attention of the pedestrian. When looking from the Suzhou Creek it gradually gets lower in direction to the Broadway Mansion. As one of the landmarks of Shanghai, it is important not to overshadow it by placing too big a volume next to it. This is why the Suzhou Riverside Terraces decidedly stay below the height of the Broadway Mansion and
focus the viewer‘s attention on it by softly gesturing towards it.
Visual access to the modern skyline of Pudong is one of the great benefits of the Suzhou Creek property which is why the volume is divided in the middle so
that a view of it is always possible. The building tries to respect the existing buildings by not placing its volume directly on the property line. As a consequence it doesn‘t cast a cumbersome shadow on the smaller buildings behind it.
Also it creates a generous sidewalk for pedestrians to stroll on and provides shelter by covering it with small pavilions.
